A cost-per-square-foot number is only useful when you know what it includes and what square footage it is based on. Before comparing it with another job, check the assemblies, finish requirements, labor and material assumptions, access conditions, estimate date, and project location.

National averages can be useful for a quick check, but they cannot replace a takeoff and scope review. Even two estimates for the same building may use different measurements, such as floor area, partition surface area, or installed board area. If that basis is not stated, the two “per square foot” figures may not be comparable.

For a number you can rely on, measure the work shown in the current plans and specifications, price the actual assemblies, and write down the assumptions and exclusions used in the bid.

Before calculating the rate, decide what “square foot” means in your estimate. Three common measurements are:

Apply a separate waste allowance to each material when the job calls for it. Base the allowance on panel dimensions, layout, height, cuts, openings, geometry, handling, breakage history, reusable offcuts, delivery conditions, and your data from completed jobs.
